The issue
For the first time, the Municipal Council of Bologna, one of the largest Italian cities, intends to undertake a complete analysis of the current status and future prospects of its real estate assets.

A considerable amount of information and documents is available but, despite the existence of a sophisticated information system, it is difficult to draw up a synthesis that makes it possible to establish the assets’ quality and provide a useful launching-pad for the planning of future operations.


The solution
Our activity entailed, first of all, the cataloguing and reclassification of all available information; subsequently, we carried out a number of direct surveys and benchmarking studies that made it possible to construct a reference grid for functional and economic analysis of the related real estate assets.

Among the principal outcomes deriving from the study, we can mention the fairness opinion regarding the level of profitability generated by existing leases, the implementation of the on-going split sales plan, the identification of various latent potentialities (relating to both undeveloped areas and to buildings) and various suggestions regarding possible innovative methods of enhancing the value of certain particular categories of property such as sports facilities, high class shops, etc.
