The issue
A market-leader Property Company has decided to float a Real Estate Investment Trust according to the new regulations that allow acquisition of the assets before placement of the quotas (“Fondo ad apporto”).
To guarantee the success of the operation and also compliance with the pre-established deadlines, the real estate units to be conferred must be without any formal or substantial defects such as to restrict their possibility of sale or impair their commercial value.
The solution
The Property Company has undertaken a preliminary campaign of systematic checking and regularization of all the major aspects of the properties (construction, fire prevention, safety regulations, etc.).
PRAXI Real Estate participated in this activity, managing the entire verification and certification process for a suite of properties located in various regions of Italy.
Our task includes the architectural survey of the properties and subsequent CAD rendering, precise checking of intended use and of the users of the spaces, analytical calculation of the surfaces, collection and checking of all the authorizations and certifications, analysis of any irregularities detected, drafting and implementation of the necessary corrective actions.
The set of plots and documents produced were inserted in the Customer’s management DB and data-room where they can be accessed by future investors during placement of the Fund on the market.
