The issue
The Ferrovie dello Stato Group, the national railways company, is planning to spin off all its non-instrumental real estate assets and a large swathe of properties that are intended to be disposed of.
The portfolio, which comprises more than 500 very different types of property (large service sector complexes, commercial and residential units, industrial buildings, abandoned areas, accommodation facilities), is to be assigned to a NewCo that will be responsible for valorizing and selling the individual properties. Obviously, the business plan of the transaction envisages an attentive appraisal of the properties involved.
The solution
Our activity involved a direct property survey, a study of the global and local markets, the calculation of the commercial surfaces, in order to estimate and determine the Market Value of each real estate unit and, in some cases, also its Fair Market Rent.
The entire project was completed in six months of effective work. This appointment required a well-balanced mix of professional expertise, timeliness and reliability, combined with the problem-solving approach that is a characteristic of our Company culture.
